Assessor: Property owners have the month of May to appeal their property values

By this weekend, property owners should receive their biennial Notice of Value from the Assessor’s Office. Appeals must be filed by midnight on Monday, June 3.

Boulder County, Colo. - The Boulder County Assessor’s Office sent more than 120,000 notices of value to property owners on Wednesday, May 1. Every odd year, county assessors in Colorado are required to reassess properties within their jurisdiction and determine the market value for each property as of June 30 of the prior year. Therefore, this year’s reappraisal cycle is based on market values from June 30, 2018.

Overall in Boulder County, there has been a positive change in values for residential properties. However, values have increased at a slower rate in this cycle than during the last couple of reappraisal periods. The median percent increases for residential type properties in this appraisal period range from 13% for the western portion of the county to 10-18% for the cities and eastern portions of Boulder County.

Owners who wish to appeal the determined market value of their home or commercial property are required to file their appeal with the Assessor’s Office by 11:59 p.m. on Monday, June 3.

Property owners may appeal their values on our website, by fax, by mail, or in-person. There are online tools available at to help property owners research comparable sales data and attach that information to their appeal.

We will also have drop-in hours at our main office and remote locations during the month of May for property owners who wish to come in and talk with Assessor’s Office staff in-person. (See chart of dates and locations below.)

Notices of Value

All residential property owners were mailed a three-fold Notice of Value postcard that includes the property’s basic assessment. Property owners can access a more traditional Notice of Value on our website at Anyone without computer access can call our office at 303-441-3530 to request that a traditional Notice of Value be sent to them at no charge.

Programs for Seniors and Disabled Veterans

Property owners who are 65 or older and have owned and lived in their home for the past 10 years as of January 1, may be eligible for the Senior Property Tax Exemption Program. Disabled Veterans may also qualify for the exemption. If you have not been approved already for this program, please call our office or visit our website for an application to apply. The deadline to submit your exemption application is July 15.
