Planning and Land Use Public Meetings
Board of County Commissioners (BOCC)
The Board of County Commissioners is the final decision‑making body for many land‑use matters in unincorporated Boulder County, including development applications, Land Use Code updates, and amendments to the Boulder County Comprehensive Plan. For land‑use items, Community Planning and Permitting staff manage the related procedural work and bring these items forward for public hearings before the Board. The Planning Commission conducts public hearings and takes action on Land Use Code updates, development applications, and county planning matters, including updates to the Boulder County Comprehensive Plan. Community Planning and Permitting planners develop the analyses and recommendations that come before the Commission and present this work during public hearings. Board of Adjustment (BOA)
The Board of Adjustment hears appeals of zoning decisions and considers requests for variances from the Boulder County Land Use Code. Its authority is limited to interpreting and applying existing regulations. For BOA cases, Community Planning and Permitting staff assemble the required case materials, provide zoning and code information, and support the Board’s review process. Historic Preservation Advisory Board (HPAB)
The Historic Preservation Advisory Board reviews matters related to historic resources in unincorporated Boulder County, including landmark designations and preservation‑related proposals. Niwot Design Review Committee (NDRC)
The Niwot Design Review Committee serves as a referral agency for development proposals within the Niwot Design Review District, reviewing site and building design for consistency with the area’s established design guidelines. CP&P planners develop the analyses and recommendations that come before the Committee and present this work during public meetings.
