Assessor’s Office can help eligible seniors keep their property tax relief after a move

Deadline to apply for Qualified Senior Primary Residence Classification is March 15

  • Moved and lost the Senior Property Tax Exemption? You may still qualify for property tax relief through the Qualified Senior Primary Residence Classification.
  • If approved, $100,000 of your home’s value will not be taxed.
  • Apply by March 15, 2026 (late applications accepted through July 15).
  • The Boulder County Assessor’s Office can help you determine eligibility and complete the application.

BOULDER COUNTY, Colo. — If you’re a Boulder County older adult who moved to a new primary residence and lost the Senior Property Tax Exemption, you may be able to keep a similar tax reduction through a statewide program called the Qualified Senior Primary Residence Classification.

This program is designed for seniors who previously qualified for the Senior Exemption on or after January 1, 2020, but are no longer eligible, most commonly because they changed their primary residence. If approved for tax year 2026, the reduction will appear on the 2027 property tax bill.

What the program does

For those who qualify, $100,000 of the actual value of a primary residence is not taxed (unless it would reduce the assessed value below $1,000). The classification applies to owner-occupied primary residences, including single-family homes, condos, townhomes, duplexes, and multi-family residences.

Key deadline (tax year 2026)

  • On-time deadline: March 15, 2026
  • Late filing window: March 16 through July 15, 2026 (late filers do not have the right to appeal if denied).

This classification is not the same as other programs that provide tax credits or rebates through income tax returns managed by other agencies.
