New Affordable Homes in Longmont Begin Pre-Leasing Soon Alongside Other Additional Housing Assistance


Applications for The Spoke on Coffman will be accepted beginning December 14; new rental assistance vouchers will also be released

(Boulder County, Colo.) -- There is more help on the way for those struggling with the high cost of housing across Boulder County. In addition to the release of new housing assistance vouchers, pre-leasing for the Boulder County Housing Authority’s (BCHA’s) newest neighborhood of permanently affordable homes begins December 14, with The Spoke on Coffman in Longmont offering quality apartment-style rental homes in a mixed-use re-development just one block west of downtown. Construction is expected to finish in spring 2022, with move-ins soon after.

“With the average Longmont two-bedroom apartment plus utilities approaching $1,800 per month we are eager to open the application process for The Spoke on Coffman so we can get this important support to the people who need it,” said BCHA Housing Development Manager Justin Lightfield. “We’ve spent the past two years collaborating with partners around the community and a passionate and talented team to create what we believe is a beautiful addition to downtown Longmont, and now with The Spoke on Coffman, we have the opportunity to get stable housing to families and individuals who are having a hard time financially even as they contribute to this community.”

The December 14 application release for The Spoke on Coffman will take place online beginning at 8:30 a.m. at boco.org/ApplyForTheSpoke&Vouchers, with additional information available at www.TheSpokeOnCoffman.org. Those needing help with the application can call 720-564-2267, where assistance will be provided in English and Spanish. At the same time, BCHA will also open application lists for a range of housing assistance vouchers, including the Housing Choice Voucher lottery and Mainstream voucher program for households with someone between the ages of 18 and 61 living with a disability, project based voucher assistance in Lafayette for households accepted in the Family Self-Sufficiency program, one, two and three project based voucher assistance in Longmont at the Spoke and HUD Multifamily subsidized housing programs for one bedroom rentals in Louisville, and Lyons for disabled and elderly households. Voucher applications will also be accepted online on December 14 only at boco.org/ApplyForTheSpoke&Vouchers with additional information at www.boco.org/HCV.

“Too many people who have been members of our community for a long time are spending far too much of their income on housing, so we continue to work hard to address the affordability challenges we face,” said Boulder County Commissioner Claire Levy. “With these upcoming opportunities for help with affordable and stable housing, we encourage anyone needing this assistance to apply for it, even if you’re not sure you’ll qualify.”

Homes at The Spoke on Coffman will be available to households earning up to 60 percent of the Area Median Income (AMI). In 2021, this translates to a maximum annual income of $70,140 for a four-person household or $49,140 for a one-person household, the typical income levels for a nurse, firefighter, or bank teller. The development will also provide twelve “project-based subsidies”, or vouchers, for households earning below 30 percent AMI, or a maximum income of $35,070 for a four-person household and $24,570 for a one-person household. Other available housing assistance vouchers serve families and individuals earning up to 60 percent AMI. A full 60 percent AMI table for 2021 is available at www.boco.org/SpokeOnCoffman60PercentAMI.
