The U.S. Department of Housing and Urban Development (HUD) offers several types of affordable housing programs, including Multifamily Housing, Rural Development Housing, and Project-Based Vouchers. Boulder County Housing Authority (BCHA) manages waiting lists for these programs. These waiting lists open when rental units become available.

What “Area Median Income (AMI)” Means

You will see the term Area Median Income (AMI) throughout this page. AMI is the middle income for all households in a specific area — that means that half of the households earn more than this amount, and half earn less. AMI is used to decide who qualifies for affordable housing programs.

Project-Based Vouchers are part of the Housing Choice Voucher program. With Project Based Vouchers, rental assistance is tied to a specific housing unit, not to the tenant. This means a family can receive help with rent only while living in that particular home.

BCHA manages 88 project-based vouchers in communities across Nederland, Lafayette, and Longmont. At this time, there is one upcoming waitlist opening:

Tungsten Village – Nederland

Tungsten Village, completed in 2020, is located at 333 State Highway 72, just a few blocks northwest of downtown Nederland. The community includes 26 affordable rental homes for low- and moderate-income residents. Learn more about Tungsten Village.

What’s Available:

  • Two-bedroom apartments with rent based on 30% of your adjusted income

How to Apply:

HUD Multifamily Housing refers to privately owned apartment buildings with five or more units. The owners receive federal funding to keep rents affordable for low-income tenants. These properties are not public housing, but the government helps pay part of the rent for eligible residents.

BCHA manages three Multifamily Housing developments:

Bloomfield Place – Lyons

Built in 1979, Bloomfield Place is a senior housing community located at 722 Fifth Avenue in Lyons. It includes eight one-bedroom, one-bathroom apartments, each about 810 square feet.

Features include:

  • Wheelchair-accessible units
  • Washer and dryer hookups
  • Boiler heat and wall-to-wall carpet
  • Patio, yard, and on-site parking
  • Community recreation room with kitchen, bathroom, and laundry
  • Close to public transportation, schools, and shopping

Catamaran Court – Gunbarrel

Built in 1978, Catamaran Court is a mixed-age housing community located at 6653 Kalua Road in Gunbarrel. It includes 12 two- and three-bedroom townhomes, ranging from 1,012 to 1,085 square feet.

Features include:

  • Accessible units
  • In-unit washer and dryer hookups
  • Assigned parking
  • Playground area

Regal Square – Louisville

Built in 1979, Regal Square is a senior housing community located at 255 Regal Street in Louisville. It includes 30 one-bedroom, one-bathroom apartments in four buildings.

Features include:

  • Wheelchair access and laundry facilities
  • Boiler heat and wall-to-wall carpet
  • Patio, yard, and on-site parking
  • Community room
  • Near public transportation, schools, and shopping

HUD and the U.S. Department of Agriculture’s (USDA) Rural Development program is subsidized housing that provides rental assistance to low-income individuals in certain rural areas. BCHA has three specific USDA Rural Development housing complexes in our portfolio.

Prime Haven

Prime Haven is an apartment community for older adults and people with disabilities. It is located at 170 E. Second Ave. in Nederland and has six one-bedroom apartments.

To qualify, you must:

  • Be 62 or older, or be a disabled adult age 18 or older.
  • Meet income requirements set by Rural Development. This means your household income must be very low, low, or moderate. (A moderate-income household earns up to about $5,500 more than the federal low-income limit.)

Applications are reviewed based on when you apply and your income level.

Walter Self Apartments

Walter Self Apartments is an apartment community for older adults and people with disabilities. It is located at  335 Railroad Ave. in Lyons and contains 12 one-bedroom apartment units.

To qualify, you must:

  • Be 62 or older, or a disabled adult age 18 or older.
  • Meet income limits set by Rural Development. This means your household income must be very low, low, or moderate. (A moderate-income household earns up to about $5,500 more than the federal low-income limit.)

Applications are reviewed based on when you apply and your income level.

Casa de la Esperanza

Casa de la Esperanza is an apartment community located at 1520 South Emery St. in Longmont. It has 32 townhomes with three or four bedrooms, ranging from 900 to 1,073 square feet.

Anyone can apply, but priority is given to households where most of the income comes from farm work or where someone has worked at least 110 full days in farm labor. Applicants must also meet income limits set by Rural Development, meaning they qualify as very low or low income.

Applications are reviewed based on when you apply and your income level.
