Minimum Age

You must be 18 or older to sign a lease.

Identification

For each adult (18 and older), you’ll need to provide:

  • A copy of your Social Security card
  • A copy of one of these: driver’s license, state ID card, resident alien card, or passport

For each child (under 18), provide:

  • A copy of their birth certificate
  • A copy of their Social Security card

Income Requirements

You must have:

  • A total household income (before taxes) of at least twice the monthly rent or a Housing Choice Voucher (Section 8)
  • At least 6 months of steady work, or another reliable income source such as Social Security or Social Security Disability Insurance (SSDI).

Rental History

You need at least 2 years of positive rental history.

Criminal History

We do a background check on everyone 18 and older. You may not qualify if:

  • You had a felony conviction in the past six years.
  • You were convicted of a violent or sexual crime.
  • You used meth in the last 12 months or other illegal drugs in the last six months.
  • You have a pattern of criminal charges.
  • Your background check shows serious criminal activity.

Repairs will be scheduled based on how urgent they are.

For Emergency Repairs:
Call 303-370-9299 if you have an urgent issue like:

  • No water
  • Burst or leaking pipes
  • No heat during cold weather
  • Sewer backup
  • Gas leak or carbon monoxide alert
  • Lockouts
