Community Planning & Permitting Department - Docket LU-25-0001/SPR-25-0009: van der Mersch Earthwork and Residence

Limited Impact Special Review for earthwork exceeding 500 cubic yards and Site Plan Review to construct a new residence resulting in 4,271 square feet of residential floor area on an approximately 42.8-acre parcel where the presumed compatible size is 4,275 square feet. The application is submitted by Stephan van der Mersch (applicants/owners) and Michelle Ropson c/o Rodwin Architecture (agent). The subject property is in the Forestry (F) zoning district at 5207 Sunshine Canyon Drive, an approximately 42.8 acre parcel located approximately 0.8-mile east and south of the intersection of Sunshine Canyon Drive and County Road 83, in Section 17, Township 1N, Range 71W.
Public testimony will be taken.
