Subdivision Exemption request to modify conditions of Resolution 2005-116 (SE-05-011) and Site Plan Review to deconstruct the existing 532-square-foot cabin and construct a new 2,261-squarefoot residence on an approximately 0.36-acre parcel; submitted by Lorine Giangola (applicant and property owner), in accordance with the Boulder County Land Use Code. The proposed project is in the Forestry (F) Zoning District, at 144 Wonder Trail, located on the north side of Wonder Trail approximately 850 feet from its intersection with State Highway 72/Coal Creek Canyon Road, Lots 7-12 Block 6 Wondervu Project in Section 36, Township 1S, Range 72W.
